As part of a new Quayside development at the Salford shopping centre’s southern walkway, BWB colleagues from the Manchester office assisted in providing flood risk-related services to help achieve planning permission in May 2022.
This project forms part of developer Peel Land and Property’s plans to invest £5m upgrading Quayside, including retail outlets and a market-style food hall.
The main task put to the team was to ensure that the proposed development would be safe for the occupants from a flood risk perspective, as well as ensuring it did not increase flood risk elsewhere.
As such, BWB produced a Flood Risk Assessment to support the full planning application, working closely with the Environment Agency (EA) to obtain hydraulic modelling results to fully assess any potential risk posed from the Manchester Ship Canal running adjacent to the site.
A review of proposed levels was undertaken against the hydraulic modelling results to inform the mitigation measures and ensure that the mitigation met the requirements of the National Planning Policy Framework (NPPF), whilst being appropriate for the proposed use. The assessment also optimised other flood risk sources such as pluvial, sewer and groundwater.
The flood resilience measures proposed by BWB were able to be readily incorporated within the development and were accepted by the EA in anticipation for planning permission to be granted.
